πŸ› οΈ Resident Responsibilities

  • Controlled Subtances: Use of controlled substances on Halcyon premises is strictly forbidden.
    • Halcyon classifies a controlled substance as any substance deemed illegal by jurisdictional law.
    • Halcyon classifies jurisdictional law as the laws of the jurisdiction where you reside in Halycon Estates.
  • Weapons: Use of weapons on Halcyon premises is strictly controlled.
    • Use of weapons in the defense of self is permitted.
    • Use of weapons in the defense of an innocent 3rd-party is permitted.
    • Use of weapons in the assistance of law enforcement (e.g. supressing fire) is permitted.
    • Use of weapons in a display case for demonstration or show purposes is permitted.
    • All other use of weapons, especially including use in an offensive manner is prohibited.
  • Damages: Tenant covers 100% of accidental or intentional damage.
    • Payment may be immediate, at next inspection, spread over remainder of lease, or deferred until move-out.
  • Lease: Tenant is expected to execute the full length of their lease agreement.
    • Tenant agrees to pay an Early Termination Fee of 15%.
    • Calculated as (Base Rent Γ— 15%) Γ— Months Remaining, automatically deducted from the stipend payout.

  • An interest-bearing stipend account is opened for you when you enter into a rental agreement with Halcyon.
    • Monthly: Rent + Animal payments are deposited directly into your stipend account every month.
      • 15% goes into Stipend Account A. Halcyon uses this for operating capital, maintenance, and improvements.
      • 85% goes into Stipend Account B. Halcyon holds this for you until your lease agreement terminates.
    • Move-Out: Your stipend account is returned to you in accordance with Halcyon Estates policy.
      • Halcyon retains the 15% in Stipend Account A used for operating capital, maintenance, and improvements.
      • Halcyon deducts end-of-lease deferments and early-exit fees from Stipend Account B.
      • Halcyon closes Stipend Account B and remits a check for the final balance to the resident.
